Quick answer

Most garage floors are finished in one day, the price depends on size, floor system and concrete condition, and we test every slab for moisture before we recommend anything. The details are below, grouped by topic.

Pricing and estimates

How much does a garage floor coating cost?

It depends on the size of your garage, the floor system (with or without a moisture vapor barrier) and the condition of your concrete. Our online estimator gives you a range in about a minute, and we confirm the exact price in writing after a free on-site measure and moisture test.

Are estimates free?

Yes. On-site estimates, measurements and moisture tests are free, with no obligation.

What can change the final price?

The measured square footage, crack and spall repair, moisture mitigation, removing an old coating or sealer, and the color you choose. Your final price is confirmed in writing before any work starts.

Is there a minimum project price?

Yes. Even a small floor needs the same setup, prep equipment and crew, so a minimum project charge applies. The estimator includes it automatically.

Does a moisture vapor barrier cost extra?

It adds to the price per square foot. The estimator shows the price with and without it, and we only recommend it when the moisture test says your slab needs it.

Do you offer payment options or financing?

Ask us at your estimate. We will go over the payment options available for your project before you decide anything.

Polyaspartic floor coatings

How long does the installation take?

Most standard 1- and 2-car garages are finished in one day. You can usually walk on the floor within a few hours and park on it in about a day. Larger floors or heavy repairs can take longer, and we give you the timeline at your estimate.

How long will the floor last?

With proper prep, a professionally installed polyaspartic flake floor is built for many years of daily parking. Prep is what makes the difference: we diamond-grind the slab, repair cracks and test for moisture before any coating goes down.

Why polyaspartic instead of epoxy?

Polyaspartic cures faster, so most garages are done in a day. It is UV-stable, so it will not yellow in sunlight, and it flexes with Arkansas temperature swings and resists hot-tire pickup. We still install epoxy where it is the better fit, such as some shop and commercial floors.

What colors can I choose?

We install Torginol flake blends, with 52 to choose from in our floor visualizer, plus custom blends. We bring physical samples to your estimate so you can see the real colors in your own light.

Is a flake floor slippery?

A full flake broadcast gives the floor texture, so it has more grip than smooth paint or bare sealed concrete. For areas that get wet, we can add a slip-resistant additive to the clear topcoat.

How do I clean and care for the floor?

Sweep or blow it off, and mop with warm water and a mild cleaner when needed. Avoid harsh solvents and abrasive pads. Road salt, oil and most chemicals wipe up without staining.

Can you coat over old epoxy, paint or a sealer?

Old coatings usually have to come off so the new floor bonds to clean concrete. We grind them away during prep and include it in your estimate when it is needed.

Will cracks and stains show through?

We fill and repair cracks during prep, and the full flake broadcast hides most repairs and all discoloration. Cracks from a slab that is still moving can reappear over time, and we will tell you at the estimate if we see signs of that.

Can you install in winter or on a hot summer day?

Polyaspartic coatings can be applied across a wider temperature range than epoxy, so we install most of the year. Very wet or very cold days can shift a schedule, and we plan around the forecast with you.

Do you coat patios, porches, shops and basements too?

Our floor systems work on more than garages. Ask us about patios, porches, shop floors and basements when you request your estimate.

Moisture, prep and your concrete

What is a moisture vapor barrier, and do I need one?

Ground moisture can rise through a slab as vapor and push a coating off from underneath, which is the most common reason garage coatings peel. A moisture vapor barrier is a base coat that blocks that vapor. We test every slab at the free estimate and tell you plainly whether you need it.

How do you prep the concrete?

We diamond-grind the whole slab to open the surface, repair cracks, pits and spalls, vacuum it clean and test for moisture. Grinding, not acid etching, is what makes a coating bond for the long term.

Do I need to empty my garage?

Yes, the floor needs to be clear, including shelves and anything standing on the slab. We tell you exactly what to move at your estimate, and if you are adding storage we install it after the floor is done.

Is there a smell during installation?

There is some odor while the coatings go down, and we keep the garage ventilated. Once the floor cures, there is no lingering smell. Keep pets and kids out of the garage until we tell you it is ready.

What are the signs my slab has a moisture problem?

Dark patches that come and go with the weather, white chalky powder (efflorescence), a musty smell, or an old coating that bubbled or peeled. The moisture test at your estimate gives a definite answer.

Garage doors

What garage doors do you install?

We install ProDoor garage doors in carriage, raised panel, shaker, flush and full-view aluminum and glass styles, with a wide range of colors, windows and hardware, plus openers.

Can I see a new door on my house before I buy?

Yes. Upload a photo of your home to our garage door visualizer, try styles, colors, windows and hardware, and send us your favorite. We quote that exact door.

Should I get an insulated door?

If you work in your garage, have a room above it, or want a quieter door, yes. ProDoor offers non-insulated and insulated models, and we will show you the difference for your house.

How long does a garage door replacement take?

Most replacements are done in one visit once the door arrives. We measure first, order your door, then remove the old door and install the new one with the opener.

Do you repair garage doors, or only replace them?

We install new and replacement doors and openers. If your door needs a repair, call us and we will tell you whether a repair or a replacement makes more sense.

Garage storage

What kinds of storage do you install?

Slatwall with hooks, baskets and shelves, overhead storage racks, and workstations, all planned around your cars and how you use the garage.

Floor first or storage first?

Floor first. Coating an empty garage gives the cleanest result, and the storage goes in on top of the finished floor. We can schedule both as one project.

How much weight can overhead racks hold?

It depends on the rack and how it is anchored to your ceiling framing. We recommend a rack and placement that fit what you plan to store and keep racks clear of the door and opener.

Will storage fit around my door tracks, opener and lights?

Yes. We measure the door tracks, opener, lights and outlets before we plan anything, so racks and slatwall fit around them.
